Answer: We offer flexible, affordable payment plans to make land ownership more accessible. Our process is hassle free and custom tailored to match your budget.
Question: Can I visit the property before purchasing?
Answer: Absolutely! We encourage all potential buyers to visit the property in person to ensure it's the right fit for their needs. We can take a small deposit that is 100% refundable within 30 days. This allows you to reserve the property and have the chance to see the property without the fear that someone else will purchase it first.
Question: Can I use bank financing to buy properties from you?
Answer: If you're pre-approved for a bank loan and ready to close quickly, we'll consider your offer.
Question: How do I make an offer on one of your properties?
Answer: It's super quick and simple, go to our Contact Us page and fill out the form or give us a call/text at 505-585-5263. We work on a first-come/first-serve basis so calling us is probably the best way. You can also join our VIP Preferred Buyers List to be the first to see new offerings.
Question: How often do you add new deals to your VIP list?
Answer: We are constantly sourcing and adding new properties.
Question: Are there any hidden fees?
Answer: No, we believe in transparency. There are no hidden fees - what you see is what you get. We provide clear, upfront pricing and financing terms, so you can feel confident in your purchase. If you use our seller financing program, we will need to pre collect the property taxes at each payment, plus that the GeekPay platform charges a $10 service fee for using their service to make a loan payment. Eg. if your monthly loan amount is $235, and the prorated property tax per month is $10, your total monthly payment would be $255($235 loan + $10 tax + $10 GeekPay fee).
Question: Can you build right away after purchasing the land?
Answer: It depends on how you purchase the property.
If you pay cash: Yes, you can build immediately. Simply submit your building plans to the county for approval and begin construction once permitted.
If you use our seller financing program: No, you cannot build right away. The county requires the property deed to be in your name before issuing building permits, and with seller financing, the deed transfers only after the loan is paid off. However, you're welcome to use the land for recreation and weekend getaways while making payments.
Question: What will I review and sign to purchase a land property?
Answer:
If you pay cash: It's very similar to buying a house. We will send you an electronic Purchase and Sale Agreement via email for you to review and sign. The deed will be transferred to your name(s) in 1-2 business days after the funds are cleared.
If you use our seller financing program: After you make your down payment, we'll email you three documents to sign electronically: the Promissory Note, Land Sale Contract, and Land Sale Agreement. These documents serve as proof to the county that you're actively purchasing the property from us. Similar to a car lease, you'll have immediate access to enjoy the land while making payments. Once you've completed all payments, the deed will be transferred to your name(s) in 1-2 business days.
